Multi-Tier Open Architecture in Intelligent Facilities

In building automation, deploying closed, proprietary protocols creates long-term vendor lock-in and inflated maintenance budgets. Novand implements a strict three-tier open architecture:

  1. Field & Room Level (KNX TP): Deterministic decentralized control of architectural lighting, blind actuators, occupancy sensors, and room thermostats.
  2. Plant & Mechanical Subsystem Level (Modbus RTU / TCP): Direct telemetry exchange with chillers, boilers, variable frequency drives (VFDs), and power meters.
  3. Supervisory & Enterprise Level (BACnet/IP & BACnet/SC): Centralized BMS server aggregating building-wide graphics, scheduling, and energy optimization algorithms.

1. KNX Twisted Pair (TP-1) Wiring Rules & Topologies

KNX TP operates over a dedicated shielded pair at 29 VDC, modulating data signals directly onto the power line.

Core Electrical & Spatial Rules:

  • Cable: Green certified KNX $Y(St)Y\ 2\times2\times0.8\text{ mm}$ cable.
  • Maximum segment cable length: 1,000 meters.
  • Maximum distance from power supply to any bus device: 350 meters.
  • Maximum distance between any two bus devices: 700 meters.
  • Strictly No Closed Loops: Closed loop wiring creates signal reflections that corrupt CSMA/CA telegram collisions.

2. Translating Modbus Plant Telemetry to BACnet Objects

Novand industrial gateways translate Modbus register tables into standard BACnet objects:

Mechanical Plant Variable Modbus Register Address BACnet Equivalent Object Object Type
Chiller Supply Water Temp Holding Register 40012 Analog Input (AI-1) Engineering units in $^\circ\text{C}$
Compressor Trip Alarm Discrete Input 10005 Binary Input (BI-1) Active / Normal state
Primary Pump Run Command Coil Register 00001 Binary Output (BO-1) Relay control state
Modulating Valve Position Holding Register 40024 Analog Output (AO-1) 0–100% position signal

3. BACnet Secure Connect (BACnet/SC)

In modern corporate environments, plain BACnet over UDP (port 47808) introduces cybersecurity vulnerabilities. Novand architects mandate BACnet/SC, utilizing standard TLS 1.3 and WebSockets to secure facility automation networks against unauthorized lateral traversal.

4. Novand Commissioning Deliverables

  • Deliver raw ETS project database (.knxproj) with complete device cryptographic keys.
  • Confirm 120-ohm terminating resistors at physical ends of all RS-485 Modbus loops.
  • Verify automatic life-safety fire override sequence shutting down AHU dampers.
